The Cotes, East of Loughborough SUE lies immediately to the east of the existing built-up area of Loughborough and any development would be concentrated mainly to the north of the existing A60 and north of Cotes village.
The site extends to some 289 hectares. In addition a 37 hectare Riverside Park and Nature Reserve would be provided as part of the proposals.
The site is within 2km of Loughborough town centre and is close to the railway station with its frequent train services to Nottingham, Leicester, Derby and London. The proposed development at Cotes would not impact on existing areas of Green Wedge which separate the larger settlements of Shephsed, Hathern and Quorn from Loughborough, would not adversely affect the Charnwood Forest to the south of the town, and lies outside the floodplain of the River Soar.
